Is this subletting?
No. We use a proper company let / management agreement that allows my company to rent the property and then license rooms or short‑term stays. Everything is done legally and transparently. You give permission in the contract.
What if you don’t pay the rent?
Our agreement is a commercial contract. If we don’t pay, you can take the property back much faster than with a normal tenant. My whole business relies on paying landlords on time, so this is my top priority.
Who is responsible for the property?
My company is your tenant. We're responsible for:

You remain responsible for the building and your mortgage, but we handle the operational side.
Do I still need landlord insurance?
Yes. You keep your landlord building insurance, and it must allow company lets / short‑term use. We also have our own business insurance for our activities inside the property.
What about damage?
We take a damage deposit from guests / occupants and have clear house rules. Minor wear and tear is expected in any rental, and I deal with small issues quickly. For anything serious, we have insurance in place and we work with you to resolve it.
How long is the agreement?
Typically 2–5 years, with a break clause we both agree on. That gives you stability and gives us time to invest in the property and build a strong income from it.
